Defects’ Liability Period (DLP) – Provision of Defects Management and Support

Macutex was the principal and sole contracted service provider engaged by Royal Adelaide Hospital to provide defects management and support to the on-site facility management team during the defects’ liability period (DLP).

Macutex developed the defects management process for the capture, management and monitoring of defects post DLP. Defects included Mechanical, Electrical, and Building.

Macutex also assisted the Royal Adelaide Hospital in the development of a planned and preventative maintenance schedule to ensure ongoing compliance.

A detailed understanding of asset risk and commercial implications was pivotal in the successful management of defects during the DLP and post DLP and Macutex provided the required support to the on-site team.

The defect identification and management process were developed based on extensive experience and understanding of the complexities of the Public Private Partnership (PPP) procurement model and healthcare infrastructure services. Upon completion of services, the ongoing management and close-out of defects was transferred by Macutex to on-site staff.

Utilisation of Macutex’s unique dashboard reporting tool has the potential to mitigate risk and improve defect monitoring post the DLP period.
