Pre-Lease Schedule of Condition (SoC) Report

Macutex was engaged in 2017 to provide a Pre-Lease Schedule of Condition (SoC) Report for the iconic Palais Theatre in St Kilda for the City of Port Phillip.

The SoC included the following scope of works:

o Conduct an inspection of the subject premises to ascertain the level of condition

o Inspect, photograph and detail ownership of Lessor-installed fixtures and fittings

o Prepare the schedule, incorporating photographs and a written record of the condition of the subject property as at a specific date

Subsequent to the initial SoC an AMP was prepared by Macutex specifically to meet the requirements of the Lease agreement set out between Council and the Lessee. The AMP comprised capital renewal, functional upgrades and non-capital maintenance including any planned Landlord works over a period of 30 years (i.e. Asset Inventory, 30y Expenditure Profiles and 10y Delivery program).
